It still seems like an odd plan. Psychologically the site will always be perceived as "over there" with no connection to Sacramento proper. Perhaps extend the site under the highway so their is a connection to the river. Than use water-taxis, like Vancouver, to connect downtown and the new development. Plenty of time for a partial rethink. It will take at least a year for a good MAI to determine a value for the the Cal Expo site. And another year for the EPA and the Army Corp of Engineers to sign off on the enviromental remediation, (I'm betting on those adorable, if cannibalistic, burrowing owls.), and flood plain issues respectively.
I think it may be time for ALL parties involved in this fiasco to take a hard look at the old maxim BEFORE the FBI comes knocking. "Its never the crime...its the cover-up".

Is Bettinelli an MAI? This is strait-forward stuff. Factor in the EPA remediation issues, (Use the paint factory now booming mall in Emeryville as a template. Don't screw this step up or nothing will ever get done.), use some data from Baltimore's waterfront project and your good to go.
Actually compared to a few communities I've lived in in the Bay area the meeting was pretty civil. Now if someone says "grand jury" things might change. Its never the crime its always the coverup.

I'd been a fan of Pete Knight for forty-five years and his heroisim and desire to serve until his last breath was unassailable. But I remain unclear why having local law enforcement determine if a concealed permit is justified is a bad thing. I've been around firearms most of my life, both hunting and later in the military, and enjoy using them today and I believe the right to own and bear arms is, and was intended to be, a constitutional right. But AB357's changes "Upon good cause", and "may" to "shall" is just sloppy legislation and bad writing. The citizens of California and responsible gun owners deserve better.
Under the heading, "It doesn't hurt to ask"., I can understand approaching the city for $185,000. But if the idea hasn't attracted private investment why should public monies be used? The city will streamline the permit process perhaps help out with the bonding and insurance issues so why can't the entreprenuers have a little skin in the game? And it would be almost impossible to NOT make the tour better than Seattle's which is a genuine, (It's even a little charming in its unabashed grifting.), true tourist rip-off. Underground tour's like this are terriffic in London, Paris even Berlin has one. (Somewhat more somber naturally.) Shoot. There has to be a ghost, lost 49er gold, outlaw hide-out story etc, they could use to help out.
Real estate is not complicated or even overly complex if you take the time to understand how the money moves. With the caveat that you will need to project the future worth of present value. (Present value? They have got to win more games. Very few commercial real estate transactions factor in the value of dollar beer night or T-shirt guns.) Waterfront property is an extraordinary asset, (Ask Baltimore, Chicago and it seems to have worked out pretty well for San Francisco as well.), for a community to have and enjoy and it should remain solely in the control of the people of that respective community. If, big if, private development is considered it should be after MULTIBLE opportunties for that community to comment. And than a LEASE, a lease...no freebies fellas, sorry, for the use of the property might be considered. Any reasonable competent MAI, (There are a few who specialize in sports stadiums and are set up to consider the present,future and potential revenue streams.), could explain each of the proposals in short order. But I'd get the Army Corp of Engineers on the phone first. They have a few rules, regulations, suggestions etc, about cleaning up super-fund sites.
Way to go guys! It's astoundingly difficult to get ANY film made. And getting solid distribution...really, Way to go! (Full disclosure: I have crossed the country in a Robin's egg blue VW bus. If I could get away with it I'd drop everything and do it again.)
