The main problem is the location of the garage.. as long as the surface parking is directly across from County Welfare...it will simply traded Caltrans workers parking in Co-Op space with county workers. They will never walk further to a garage when they can just park their cars in the surface lot. Quite frankly there is light rail and several bus lines that serve the county office. The county should be encouraging mass transit. I don't understand why so much is devoted to parking. The whole project really has a disappointingly suburban design and layout..

Might recognize the harm words can cause. I live down the street and I think this is the first business in this location that has a real chance of making it. For one thing their customers are as diverse as the neighborhood(could never be said for anything Kevin Johnson did in O.P.). They put out a hell of good product at a price point the neighborhood can afford. I suspect you haven't been in the actual neighborhood for 20 years or maybe you sage advice is based on what you see on TV. The area is a safe as any other neighborhood, I walk around at 10:30PM without any problem.

All that said.. while one should go there for great barbeque it is their sides that rock!! They don't brag about having the best tater tots for nothing!!

I suspect the author would never be considered a 'risk taker'.. Simple economics is the arena and surrounding development will generate increased property. sales and hotel tax revenue for the city far more than the parking ever will. Forgetting the Kings (most arenas pack in more folks for concerts than they do for basketball) it will bring new dollars from outside of Sacramento with the new ability to host large conventions.

And if anyone can get past their Sactown is a Cowtown mind set, the proposed operators will bring Sacramento parking into the 21st century. i would like to be able to find available street or covered parking with an app instead of circling blocks forever spewing toxic gases into the air.. but I guess smog is a better alternative than a smart business decision.

This should have been done years ago!!! Less than 150 students at Sac High are from Oak Park.. Sac High has not been part of Oak Park since Kevin Johnson engineered stealing it from the neighborhood.

If you look at their proposal to the county, St Hope is all about creating race based schools. They have never understood that EVERY child who come from a home with a single parent with little education is at risk and deserves the kind of support program at St Hope. Instead they would rather their student develop and learn in an insular environment that guarantees Sac high students are being cheated and will fail when they enter the real world... all to benefit the agenda of St Hope founders.

St Hope talks about how many of their students get into college... but enough time has past to look at the numbers that have actually graduated college.

But this is the same staff that allowed developers in most of the new neighborhoods to plant crepe myrtles and other decorative trees as street trees which are supposed to at some point to actually provide shade. This must also be the same staff responsible for planting all those bird toilets...oops I mean evergreen Magnolias....

Doesn't SHRA have a fiduciary obligation to get a 'good price' in the first place. All this will do is attract the same bottom feeding developers that put up these substandard homes to begin with. They in turn will flip them to another bottom feeder who will use it as a cash cow and rent it into the ground.

Want to change these neighborhoods? Give Habitat for Humanity or Sacramento Housing Alliance clients (1st time home buyers) 'first look'... OMG that might make sense, what a silly idea..

This plan is short sighted and perpetuates the condition of the neighborhood and nothing to improve it... although it will definitely improve the bank balances of the developers.

I thought the Governor had gotten rid of CADA. The article written by CADA's press officer says they built 800 housing units since the 1970's. That is less than Portland, San Diego and countless other cities have added to their downtown core in a SINGLE year. In retrospect it looks like CADA has been holding Sacramento back, not moving it forward.

In any event the State if it every grows again will expand to north to the Railyards. CADA needs to sell all of this excess property.

If there is one thing the city could to keep midtown from being mall'd over by natl chains willing to pay the every escalating rents property owners are exacting...it is to create a fund that would guarantee commercial loans by businesses that are locally owned, been at the same location for more than five years (i.e demonstrated they can make mortgage payments) and only for the purpose of purchasing the premises they occupy.

The downer was the need to amplify the bands so one would need to cover ones ears ...if you were in the Downtown Plaza.
Hi Jon.... everything you are saying makes perfect sense to everyone except the City Council. Recommend getting together with the group of religious leaders which met this week and the Sacramento 60 to put an amendment to the city charter on the next ballot. It should do two things.

1. Take redistricting from the city council and set up a citizen's committee ala the state commission except, since these positions are supposedly nonpartisan no requirement to balance among the two parties. Neither the Council or any mayor could participate in committee selections. They would be filled by competitive application.

2. If the charter amendment passes, a citizen committee would be immediately empaneled for one time only to draw council districts based on the 2010 census. Thereafter it would like all others after census years.

While almost everyone will find the committee's options thoughtful and doable... the ones most likely not to be able to comprehend them are members of the city council.

The Business Journal ran a story today where the ex-mayor of Pittsburgh asked the new Sac city manager why a city that has $800 million in annual revenue can't seem to do anything. Of course the dirty secret is almost everyone of those dollars have been sequestered by union contracts to pay off law enforcement. I think the ex-mayor's point says everything about this city council and for that matter city staff and is why everyone should be worried the Think Big committee's work will be for naught.

There is poetic justice here. The little guy is replacing a business that doesn't understand getting bigger for the sake of getting bigger is not a virtue. Old Soul replaced Starbucks at 40 Acres and is hugely successful. Peets on 20th & J is beating the pants off the nearby Starbucks @ 19th & J.

Now if small retailers can take on WalMart... some balance and justice will return.

What Mr. Jones (is this the same Davey Jones who was a city councilman??) failed to mention is that redevelopment dollars are tax dollars that would go to the city and schools if they were not redirected to SHRA. Given the option between spending over $300,000 to build an individual SRO unit or keeping city pools open and the parks maintained... the question is why weren't redevelopment agencies killed decades ago.

Mr. Jones also failed to mention the governor is dissolving CADA. Not only will that put prime downtown real estate back on the tax rolls.. but when one considers CADA only built 800 housing units in its 40 years.. its demise is more good news for Sacramento.

Residences, MARKET rate housing is the only solution...and until this city council tells ACORN and other special interests to take a back seat it will never happen.

It is amazing (and pathetic) to realize in the forty years CADA has been managing development in the downtown core it has built fewer housing units than Portland or San Diego have done each and every year!!

Giving the fire department more tax dollars (even if it is Fed money, it is still from taxpayers) for a business where it uses the power of government to ban any competition and seriously contributes to the inflation of medical costs in this country...is not a reason to cheer.

The San Mateo Grand Jury noting that just four percent of calls to its fire department actually involved a fire, said letting private industry do ambulance runs was the biggest thing that county could do to restore its fiscal health. Considering the stranglehold the Fire Department has on Sacramento's budget... we should do the same.

When the city outsources ambulance services, the fire department goes to three man crews and the police stop sending half the shift to respond to a shooting that is over and done by the time 911 is called and BOTH departments fully fund their benefit and retirement benefits at least to the extent a low paid WalMart employee must... then I will start wringing my hands about potential layoffs.
Fire and Police have watched for years as the city laid off every possible city employee, other than them and said nothing and made no labor concessions to save any of these jobs. They now account for 82% of the general budget...a percentage greater than what forced Vallejo into bankruptcy. If they don't watch out the city coffers will be the next cadaver...

Every city employee who is laid off should personally thank a firefighter whose refusal to go to three man crews, contribute to pension and health benefits is directly the reason for his or her layoff notice.

I am amazed that year after year city employees lose their jobs without a whimper and without holding the men and women of the police and fire departments accountable..... just amazing!!

I just love how this City Council works... if one of its members gets his or her shorts in a bind, then the city is to write a new ordinance to eliminate the city council members personal annoyance. This city council is just as worthless as the past councils. I hope the business community and others are prepping candidates now to turn these do-nothings out of office. They are an embarrassment to every citizen of the city.

But on the bright side... will be spending close to a half billion for the court house and $317,000 per SRO.. I am sure they will be classy.

I finds this interesting...

1. The Utility department has been getting rate increases (and is scheduled for more) far in excess of inflation.

2. The City's general fund had to stop stealing millions in excess payments the Utility Dept was raking in.

3. Most of the city has converted to can pickup which is cheaper (basically those areas of the city developed like suburbs).

So how does the city justify needing to increase rates even more? Since this City Council seems as derelict in its oversight as the previous councils, a grand jury investigation should be done of the Utility Dept, from top to bottom.

I love how this City Council's idea of making something more accessible and widespread is to regulate it and add fees to what has up to this point been a informal use of a private land owners land.

I can see some of the gardens currently being operated by non-profits closed down because the landowners who allow use of the property don't want to deal with the city and its fees
