I sort of have a problem with forcing them to do pitched roofs considering the many historical examples of flat roofed buildings from the 1930's in the neighborhood. We'll see how it turns out, but design by committee rarely comes looking great. 6 units was also reasonable considering the size of the lot.

It's also going to be hard to fill retail spaces of that size in this economy. I'm sort of bummed Borders is closing.

Yeah, pretty much. Not that I surveyed every customer at Golden Bear. 24th is already metered by J, so you could add more.

Looking around on Google Earth and from my experience with the area (back when it was Cafe Paris my buddy lived in the apartment behind Golden Bear) every residential building, with the exception of the single family house next the proposed Cornerstone has off street parking, which is probably where most people who live there park. I'm not sure if the residences above Golden Bear and Ricks Desert Dinner have spots, but it appears they do.

My opinion is Cornerstone should be able to open in the church without a parking lot, just like many other Midtown businesses. I personally don't see this corner as a big problem.

If it is, add metered parking to K and 23rd for non residents.

I rode by on my BIke at 11:30 on Thursday night. At least half the spots were empty on K between 23rd and 24th(the street was almost totally empty between 24th and 25th). The Golden Bear was packed, but with at least 40 bikes parked in front, leading one to conclude that most of the patrons arrived by bike or foot or if they did drive they parked on 24th.

Just an observation I made, parking doesn't seem to be too impacted at the moment.

I would like to point out south of R street, which isn't technically Midtown, there is a still a cool gallery scene where you can actually check out art in a somewhat mellow environment. A second little gallery scene seems to be forming around V and 19th, Verge moved to Southside Park but there are still several galleries.

Sacramento has always been a place where you have to a little "in the know" to find the cool stuff to do. Part of the problem is that all these people who don't know any better seem to all conjugate to one block, 20th and K. So rather than being spread out of the entire central city, it's concentrated in one small area. The fact that all these people drive in compounds to problem. Light Rail shutting down early just compounds the problem. Going to Del Paso Blvd. isn't even an option any more without Light Rail.

That said, I as a late twenties male who lives in Midtown and enjoys a drink will not go near 20th and K on a second Saturday. I can tell you from the pictures I've seen that 95 percent of the Second Saturday crowd in that area is also not from Midtown. So that is a problem.

I have a route: up captial mall, at 8th take the light rail tracks up K, at 13th go to J, Take J up to 19th(as far as you go without crossing the tracks,) 19th down to R (using the city owned lot at 19th and Q to build a transit stop/park.) Then it follows the already built light rail tracks back. Now Midtown, Downtown and the R street corridor are connected.

It didn't even take me 400K to figure that out.

However, I can't help but think about the 700 block five years ago and before when it already had a live venue (Junta), and was entirely full of local businesses. Now, 80 million dollars later we have: (drum-roll) a live music venue and local businesses. But I am glad the buildings are getting rehabbed rather than torn down.

Ok, but a bridge at Broadway would connect to the part of West Sacramento just north of the canal that is a grid system (where I used to live). This actually a more walkable neighborhood, more so than the part of Land Park west of Riverside which isn’t even really a grid system(it’s fruit packing sheds, projects and a cemetery). Also, it wouldn’t really matter if Southport was a perfect grid, because traffic would still have go over Jefferson because that is only place with a bridge possible over the canal on the way to Sacramento.

Your argument is sort of valid for a Southport Crossing…. I still a bridge there would benefit the region.

It is possible to hold apples a long time in controlled atmosphere storage, although they oviously won't be as fresh or good as in the fall. You never see pineapples or bananas at a certified farmers market so I'm not sure where you got that idea.

How is Jefferson not an expressway? I remember when it was two lanes. I you mean Freeway that would be a horrible idea. A freeway heading into the heart of the Delta: no. Lake Washington has three lanes on each side: I imagine with a bridge that could extended all the way east the river. The problem is there is only one way out of Southport, Jefferson. If you built a bridge it wouldn't be like everyone suddenely stopped using Jefferson. Sutterville is already a mess; I think 90 percent of non local car traffic would take the Freeways.

The Old Sugar Mill is very popular and has 5 functioning wineries; how is that a failure? I've been to a wedding there. I remember when it was still actually a sugar mill (I'm from the Delta and went to High School in Clarksburg), but the U.S. government has decided we are to get our sweet from Corn Syrup instead.(but's that's another story) Back to the Mill, I think it would be absolutely perfect for a mid sized brewery: those tall brick buildings keep very cool even in summer. Walk out the back and you can wonder among the unrefurbished buildings.

Really, it's only two blocks 700, and 800 that are really messed up and that's largely because it literally looks like a bombed out war zone. If the city cleans that up and rents out the store fronts it owns, we might have something down there.

For the record 2nd Saturday did not start in Midtown, it started on Del Paso Blvd. Back the late 90’s there was quite a scene over there that was really cool. I went to a lot of great warehouse shows. But over time somehow energy totally shifted to Midtown, which is almost a shame because Del Paso has a lot great buildings to host large galleries. I’d venture to say most of us who went to those shows didn’t live in the area, we often took light rail in though.

As to 3rd Saturday it sounds like a great idea. I will be sure to be there.

There is a parking garage on practically every numbered street by K street, and if I drive it doesn't take long to find a space on L or J.
Agreed, with Wburg. There are so many vacant lots and great old buildings that can be refurbished, that a single structure need not be demolished. Those few single family houses on 13th street, there are plans to remove them, but I think they are cool and should stay. Maybe when every last empty lot and parking lot is filled in, we could talk about moving them, but until that far away day, leave them. Frankly, R street has more potential than anywhere in the city. It's already great, if those empty warehouses get turned into housing and some of the empty lots get built in, I think you'll have the greatest neighborhood in the city, railyards be damned.

This is something I’ve been thinking about lately. Don’t all the crappy 70’s apartments and historic homes divided in to apartments increase density in a positive way? Granted, I was born in 1981, so I wasn’t actually around to see the destruction, I’m sure I would have been against it and don’t get me wrong, I’m glad Midtown wasn’t leveled, I live on the top floor of house built in 1923 (again a single family home divided into 3 units during the 70’s.) But if none of the historic homes were turned into businesses, or apartments, we’d basically be Curtis Park: a really nice historical residential neighborhood, but not the mixed use, higher density place we all love. Just food for thought. Those 60’s/70’s box apartment “eyesores”, are exactly why Sacramento is so affordable, compared to even places like Fresno, as misguided as the original plans were.

The plan I saw of the railyards was a grid, 5th, 6th, and 7th street get extended to Richards. It can't connect everywhere because of the tracks.

ON K street: First off it's not that bad, do you people even go there? I go to K street to hang out, I see shows at Marylins, the Crest, Pyramid is ok, I've been to Cosmo a few times when I'm feeling swanky. There are a fair amount of people out on the weekends. The 700 bloc kwas destroyed directly because of the city. They relocated REcords, the comic book store, the skate store, men's warehouse and the corner store. Three Monkey's was a horrible boondoggle, the worst place I've ever eaten at. They are belly up. Point is though, from 900 up it's pretty successful, it's just two struggling blocks, largely that way do to city intervention. If you built housing in the gapping hole on 8th, a lot of the buildings would fill out naturally.

However, if it costs 2 million dollars to do just five blocks on one street, there's no way on earth we can get even a fraction of the city done in this century. There's got to be a cheaper way to do this.

Sorry to be a jerk, but what do you mean on “the verge of collapse”? That the Delta has levee falures? It always has and it always will, I was there on levee patrol in ’97 and I remember the massive ’86 flood when I was kid. I’m not sure what going “sustainable” is going to mean when the next high water comes (and it will come.) The levees need to be maintained.
I don’t think another Dam would hurt, if it wasn’t for the Dams, Sacramento might have flooded along time ago. I think a lot of the ecological problems are in large part to sucking too much water out to send to So.Cal. I can’t solve the state’s water issues here though.

I have to say that 3 months on, the N street conversion has been quite a success. The street is much more walkable and pleasant to be on, I'm sure the people who live on N would agree. 24th street backups a bit around rush hour, overall it's been fine. I think this conversion will be a great success, and will make finding parking for concert in the park that much easier for people. I'd like to see 15th converted to I street as well.

Also El Herradero on Arden is also amazing. You have to leave the central city to get a really good burrito, La Fiesta is the best of that bunch.

Start with Ay Jalisco and go from there.

And sorry, nowhere has as good of burritos as the Mission. It's the pinnacle.
