Sergio Jimenez last seen at about 3 p.m. Wednesday, Nov. 2. He is a 17 year old student at the Natomas Pacific Pathways Prep (NP3) campus on Del Paso Road. Ten year old Rachel lives in Sacramento with her parents, Michael andTamera Buller. Rachel loves math, singing, sports, and dancing; practicing and perfecting her dance routine. Rachel has also learned to be giving when it comes to the homeless. “I just tell myself to be thankful that I get to have a nice life” says Rachel. Conversation about: SHRA to expand program to buy, rehab and resell foreclosed properties

The bottom line is that if a developer is involved, they have money and will fix it. Many homebuyers struggle with even coming up with a down-payment. These properties will most likely require 10k-upwards of 75k dependent on the condition. These are blighted, vacant properties that have been sitting for awhile. Homeless people, kids and other people have destroyed these properties, having open fires in side of them, busting out windows, kicking in doors, cabinet doors torn off, wiring stripped, built-in appliances and fixtures taken. If you have money in the bank and can finance all those upgrades, then you should apply for their program. Anyone can be "a developer"! If you have the means to change a blighted property and add value to the neighborhood with less crime (as people will not squat in the home or be loitering - hopefully it'll be rented or it will be sold to a homeowner), and property values will go up on that property, and you can do this all in a SHORT turn-around time - you're a developer!
