In Miami Beach there's a street called Lincoln Street Mall which is a pedestrian street filled with shops, restaurants, and cafe's that have outside patio seating. They have spa's and offices too, as well as hotels and apartments in the upper floors. The street itself is beautiful with palm tree's and flowering plants that of course thrive in Miami's tropical weather. I think this would be a nice blueprint for K street, you could have a mister system for the summer heat and plant tropical looking plants that Sacramento's weather can support, I have banana trees in my yard and bushes that have hibiscus type flowers all summer long. There are also plenty of palm tree's suitable for Sacramento as well as ferns and such; take a look at Tower Cafe's outdoor seating..., it's beautiful!
