Local agency backs developer's plan to build in Alkali Flat

A San Francisco development firm hopes to start work this year on a $28 million housing and commercial project at a downtown Sacramento location. The Sacramento Housing and Redevelopment Agency has struggled with the proposed project's site for years.

Domus Development wants to build commercial buildings, parking and affordable housing in the space between D and E Streets bordered by 12th Street. More affordable housing would be built at the other site of the project, between the C Street Alley and D Street at 12th Street.

Sacramento Housing and Redevelopment Agency staffers are strongly supporting the project.

SHRA officials note in a March 2 report that the agency and three separate development groups have tried and failed to improve the site for more than 18 years. “As a result, the site remains vacant and unimproved,” the report states.

The site of the project is contaminated and will be cleaned, said Meea Kang, the president of Domus Development who is also affiliated with the 12th Street Partners L.P. partnership.

“These sites have been vacant for about 20 years,” Kang said, adding that the project will bring “new life to the area.”

At this point, Domus Development is working to pull together financing for the project, Kang said.

None of the funding for the project would come from the city’s general fund, said Christine Weichert, SHRA's assistant director of housing and community development.

The SHRA report says the project between D and E Streets would incorporate 63 affordable apartments, 5,000 square feet for commercial use, a property management office, a 1,300-square-foot cafe, a 2,000-square-foot community room and parking for cars and bicycles.

That part of the project will be near the Alkali Flat/La Valentina Light Rail Station.

Domus Development also wants to build 18 affordable town homes between the C Street Alley and D Street.

There would be environmentally friendly elements in the project, including energy-efficient operations, rooftop photovoltaic solar panels and solar water heaters, according to the SHRA report.

ANY PLANS FOR COMMERCIAL SPACE TO INCLUDE A JEWISH DELI?

Why not? Just the thing to serve all those low income Jewish folks who will be moving there. BUT where's the parking or all residents expected to walk or take light rail to our many large central city grocery stores?

Any warm-blooded human appreciates a nice lox and bagel on a Sunday morning. Especially if they live in an old flour mill across the street.

Wouldn't that be WONDERFUL!!!!! I even at one point thought I would open MY OWN deli since Sacramento lacks a good thick nosheria type sandwich or a thick slab of cheesecake, with generous portions for heartier appetites...

Dale: The parking is in the back, at least one space per unit, although at the price points of most of the units, using light rail to get around is a reasonable option...although yeah, the five-block walk to the Safeway from 16th Street isn't all that fun.

Great more tax dollars going to the same ol group of insider developers who get free land and HUNDREDS of millions of dollars - all in the name of "helping the poor" with affordable housing. Give me a break...this is more payoffs to campaign contributors.

Jim, For goodness sake, You appear to have lots of negative energy and so many negative responses. I don't think you're miserable but your comments reflect a "misery loves company" attitude- Gheez, I try and stay open-minded to listen to what you have to say, to hear your opinion but far too often the negativity is so loud it silence, blankets any point you attempt to make. It's so loud I can't see anything else. Jim, nothing is all bad and nothing is all good. We don't have to compromise our beliefs but we have to find/ look for balance. It's like you have a "It's my way or the highway, stay in your lane" attitude. But where will that take you? It seems your point often crashes- head on collision. Do you only look for acceptance from like-minded people or are you writing, posting to make a change - to move a crowd in the direction you believe in? It seems at some point people have to look, see, acknowledge, the opinion, beliefs, suggestions, of others otherwise it's like you're putting together a puzzle with only the border- only the pieces with the same texture, color of opinion. How will you get the other pieces - that are different in belief, opinion... to fit into your puzzle? A puzzle is not complete with just the border (like-minded pieces)

They only do projects where they can get free tax dollars... nice. Gotta love that corporate welfare dont ya!

It seems that their project base weighs heavily on affordable housing, especially in the Central Valley, but their capabilities are full range. See the Hotel Healsburg for example. I can speak from experience- there is no additional benefit to an Architect working on a subsidized project. Right to Cancel can be a nasty thing.
